Lovely room in great house with v laid-back people

I am moving out of a great house-share, and am looking for a tenant to take my place. The rent is £315 pcm including bills.

Currently, there are three other people living here, two young professional females and a self-employed male.

The house is a four bedroom semi-detached in Benton, only 5 minutes walk (really!) from Benton Metro station, and 10 minutes from Four Lane Ends bus and Metro interchange. It's a really lovely area, mainly families live around here, so it's welcoming and secure.

The house itself has a great layout - light, open hall, sunny sitting room leading into a dining room that has patio doors out into the large, mature and well-kept garden. The kitchen is off the hallway and the dining room, and has an electric oven, gas hob and a dishwasher. Off the kitchen is a utility room which contains a fridge-freezer, another freezer, a washing machine and a tumble drier.

Upstairs are the four bedrooms and a recently refitted bathroom. The bedroom that will be available is a great double room, with an integrated cupboard. The furniture includes a large chest of drawers, a double bed and a bedside table. It is at the back of the house, so it overlooks the garden and is very quiet.

The garden is great, with a patio and a substantial lawn, and there are two outside storage rooms. It also has the luxury of an outside toilet!

There is off-street parking, and plenty just outside the house too.

Am very sad to be leaving the house, and am hoping that someone laid back but social will move in and enjoy it as much as I have (clichéd as that sounds)
