Are You Thinking Of Buying Property, You Must Read This Now!
ELECTRICAL & GAS TESTING FROM ONLY £299 WITH CERTIFACATES.
Are you thinking of buying property you should get your seller to get an independent electrical wiring and gas installation test on that property.
Do you know that there is a great deal of property on the market with sub standard and dangerous electrical and gas installations? I should know as I am a sub-contract engineer to the National Grid and visit on average approximately 10 different homes per day Monday to Sunday.
A little hint when viewing your ideal property:
Take a look at the gas meter can you see the on/off valve if yes great and look at the pipe work leading off the gas meter, does it look old, small, no pipe clips, lots of small pipes going every were, silver colour, this is a good indication that there is old and undersized pipe work.
Take a look at the consumer unit, does it look old & tired, say no more!
Do you know how many dodgy DIY jobs have been done on that property you want to buy?
New kitchen just been fitted! Who did the Electrical? Who did the Gas? Are there any certificates? Is the gas cooker or gas hob up to the GAS SAFE REGISTER & manufactures requirements for installations in flats?
New gas boiler fitted, Are all the relevant documents filled in? Is the boiler fitted to the GAS SAFE REGISTER & manufactures requirements? Is the gas boiler fitted in a bathroom?
How old is the electrical system and does it require updating, is it dangerous, does the property require a full re-wire that will cost about £3000 for a typical 3 bed house plus painting and decorating, so the full cost could be in excess of £6000
Is the gas pipe work, central heating system up to standard, is there still old led pipes, old gas fires etc. When was the last time they were serviced & inspected, all gas appliances in the U.K are required to be inspected and service every 12 months and certificates issued stating what appliance has been done. Replacing gas pipes and new central heating system from a major gas company will cost from £5000.
I am a CORGI Electrical Approved Installer (PART P) & GAS SAFE REGISTER Engineer and i will survey and inspect the property and give certificates and I will give estimates on any work that I believe requires up-dating etc.
